A group of investors pools capital to buy a property that would be hard to acquire alone, a professional team handles everything, and each investor owns a share of the asset and its returns. You bring capital; we bring the deal and the day-to-day.

STEP ONE

Are you an accredited investor?

Accredited


You generally qualify if you meet any one of these:

  • Net worth over $1 million, not counting your primary home — on your own or with a spouse or partner
  • Income over $200,000 on your own, or $300,000 with a spouse or partner, in each of the last two years, with the same expected this year
  • You hold a Series 7, 65, or 82 license in good standing


Non-Accredited


If you don't meet those tests, you're considered non-accredited. You can still invest in some private offerings, certain deals allow a limited number of non-accredited but financially experienced investors. 


We'll always be clear about which a given opportunity allows.

THE BASICS

What is real estate syndication?

A syndication is simply a group of investors pooling money to buy a property together. One team,the sponsor (general partner) finds the deal, arranges the financing, and operates the asset. The investors (the limited partners) provide most of the capital and own a share of the property, but stay hands-off. In exchange for running everything, the sponsor earns fees and a share of the profits; the investors receive the majority share of the cash flow and the gains.


Pooling money to buy real estate is centuries old, but the modern version is recent. For decades, private deals could only be offered quietly, to people a sponsor already knew. The JOBS Act of 2012 changed that creating a path for sponsors to advertise these offerings publicly, opening syndication to a far wider audience and fueling the passive-investing world you see today.


  • Sponsor / General Partner- The team that finds, finances, and runs the deal. That's us.
  • Limited Partner- You, the passive investor who owns a share and stays hands-off.
  • Preferred return- A set rate investors are paid first, before the sponsor shares in profits.
  • Equity split- How profits divide after the preferred return- for example, 70% to investors, 30% to the sponsor.
  • Hold period- How long the property is owned before sale- often three to seven years.
  • Distributions- Your share of the cash flow, typically paid monthly or quarterly.
